UK Portal Fee & Agent Cost Index 2026

What do UK estate agents actually pay to advertise on property portals? The largest portals do not publish prices, so we ask agencies directly and publish anonymised medians alongside every figure the portals do disclose.

What each portal publishes about its pricing

Price transparency is itself a finding: of the four portals below, only Move Lane publishes a monthly price. The rest quote per branch on application, which is why agents cannot compare costs without asking for individual quotes.

Methodology

Who we asked

Estate agencies with a Move Lane account are invited to report what they spend on property portal advertising each month. One response per account, editable at any time by the agency that submitted it.

What we publish

Only anonymised aggregates, and only once at least 5 agencies have responded. Regional medians appear only where at least 3 agencies in that region have responded. Individual responses, agency names and comments are never published.

Published price comparison

The pricing table records what each portal publishes on its own website, with a source link. Where a portal does not publish a price we record it as quoted on application rather than estimating a figure.

Limitations

This is a self-reported survey of Move Lane account holders, not a random sample of the UK agency market, and respondents may be more cost-sensitive than average. Medians are used rather than means so a small number of large multi-branch groups cannot skew the headline figure.

How much do UK estate agents pay portals each month?

There is no single published figure, because the largest portals quote per branch on application rather than listing prices. Our index reports the median monthly portal spend self-reported by Move Lane account holders, alongside every price the portals themselves publish.

Why don't you list Rightmove, Zoopla and OnTheMarket prices?

Because they do not publish them. Agents are quoted individually per branch, so any figure we printed would be an estimate rather than a fact. We record the disclosure position for each portal and link to its agent page instead.

How is the survey kept anonymous?

Responses are stored against the submitting account so it can be edited, but only aggregates are ever published, and only once at least 5 agencies have responded. Regional figures need at least 3 responses in that region. No agency name, comment or individual figure is published.

Can I take part if I'm not a Move Lane customer?

The survey currently runs among agencies with a Move Lane account, including those on a free trial. If you would like to contribute outside that, email press@movelane.co.uk.

How often is the index updated?

The headline figures update as responses come in, and the edition is reviewed annually. The published-price table is checked whenever a portal changes what it discloses.
